Services at the Costa Blanca and Costa Cálida

Buying property in Spain involves a lot of things. This also applies in part to renting a property for the long term. It is therefore of great importance and also our duty to help you properly.  We do our utmost to help you in all areas of real estate and integration in Spain. Especially the Spanish language is a problem for many people from abroad. We are a Dutch speaking oriented real estate agency located in Guardamar del Segura, in the province of Alicante on Costa Blanca South. We also have a second office on the Costa Cálida, in the place called San Pedro del Pinatar, province of Murcia. For all your service questions, you can of course always email or call us. Legal advice and support

Purchase guidance everything from A tm Z with the full support of a trusted law firm in the region. And also for many matters in the future that may be important to you! Some examples: checking purchase deeds, checking debts, transfer of ownership, registration of wills, inheritances, drawing up wills from scratch, various types of power of attorney(s), tax returns for both tax residents and non-tax residents of Spain, litigation and many other services.

Keyholding

Once you have bought or rented a property from us for a longer term, you can ask for our contact for full Keyholding. An external party that can take care of everything for you down to the last detail. This service is provided in English. A good keyholder is essential everything about renting out your property in Spain. We do take care of one small part of keyholding ourselves, namely keeping any extra keys to your property. This way, we can always help you in case of emergency (locking out, for example).

Help with translations

This could include letters from the tax authorities, utility companies, insurance companies, etc. The letters are often entirely in Spanish. We will help you translate and tell you exactly what the message means and also what you can then do with it. You can also get letters from the municipality, government, fines (e.g. speeding).

Finance & Mortgages

Financing your Spanish property can actually be done in several ways. Even in Spain, you can work a mortgage as a foreigner. This can be independently checked out by a so-called Broker, or we can submit the application with you at the local bank. Please note that there are always extra costs associated with this. Of course, you can also finance the property in Spain with, for example, the surplus value of your property elsewhere. Important key points to know regarding a Spanish mortgage are; the maximum mortgage term at many banks is up to an age of 70 to 75 years. As a foreigner in Spain you will not get more than 70% financed, note that the c.k. is often 14% and that is not co-financed! So the net percentage is always around 56%. We also look at the standard European standards and rules. Think for instance of BKR reports, the maximum percentage of around 32% of your combined income that can go towards mortgages, etc.

Transport service

We like to offer the very best service to our customers. In consultation, we offer transport to and from the airport for our buying clients on the Costa Blanca south and Costa Cálida. Renting a car is not an issue if you go out with us for several days to view different properties. Also a Hotel is nearby can be arranged for you, the stay is not free of charge.

Want to renovate your property in Spain?

That is, of course, no problem at all! With us in Spain, you don't have to worry about this either. From start to finish, the entire process of a renovation can simply take place in English, Dutch or German. We will assist and support you throughout the process, also with our vision on improvements that might be overlooked. Small projects are possible, as well as complete renovations starting from scratch. We work with a Spanish contractor and his top-notch team. They guarantee quality, deadline-oriented work and very reasonable prices. Licences are also taken care of where necessary. 

Internet & Television

Almost everything runs through the internet these days. Spain already has fibre-optic internet in many areas and the high speeds ensure that you can easily stream your Dutch or Flemish TV channels. There are several providers for this. In outlying areas people often still use a dish, and we have the right address for this too.

Pool maintenance

Ask us about the possibilities and prices. This work is carried out by an external party. If desired, also a Dutch-speaking company.

NIE number & Insurances

An NIE number is actually the first important step in Spain. You can compare this with a personal identity number in your home country. Which has fiscal value especially in Spain. For example, you need a NIE number to buy property, a car, take out insurance or, for example, a telephone contract. Also, a NIE number is often very important for large purchases and associated guarantees & invoices. Not to mention, of course, for utility contracts. Insurance can be arranged for you through a Dutch and English speaking employee at Mapfre, but of course there are other alternatives. Insurance is considerably cheaper than in the Netherlands.

Medical service

Do you need medical assistance on the Costa Blanca? It is possible, we are in contact with a Dutch manager at the private hospital in Torrevieja, Alicante. Depending on the policy conditions, medical costs are simply reimbursed by the overseas insurance. Due to the composition of the air and the climate on the Costa Blanca and Costa Cálida, life is often a lot more pleasant for people with a certain illness. And this has been proven several times already by university studies.

Buying a car / Transferring a car

You can buy a car in Spain as soon as you have an NIE number. The car is then of course immediately registered in Spain. We can also arrange insurance for the car. Almost everyone in Spain drives a Diesel and there is a reason for that, because for an average diesel in Spain you pay only € 110.00 per year in road tax. Of course, you can also bring your own car from the Netherlands and import it later, which has to be registered in Spain after a maximum of 6 months. The car can also be imported immediately. This requires one morning and the number plates arrive within 2 weeks. This costs around €1200.00 on average.
